Three levels of certification

Choose from three straightforward Service Charge packages:

1. Expenditure Certification

Our most popular option: we issue an overall Property Expenditure Certificate.

It includes:

  • a full review of expenditure incurred in the Service Charge year

  • checking every invoice has been properly allocated

  • advice on miscoding journals

  • accruals for missing expenditure periods

  • preparation of variance-to-budget information.

2. Expenditure & Tenant Certification

Everything offered above PLUS an individual tenant year-end pack. We can issue this to the landlord’s representative, along with a balance demand.

Package 2 also includes full reviews of:

  • your tenants’ charges, to make sure they’re correct on each certificate

  • your tenants’ leases, making sure all service charge provisions are kept to

  • Service Charge cap provisions in the leases, including RPI calculations.

3. End-to-end Service Charge Accounts

The ‘gold level’ service. We will look after the entire process — from helping to agree the Service Charge budget through to year-end reconciliation. This includes:

  • budget preparation

  • calculating the on-account demands

  • year-end reviews (as with packages 1 and 2)

  • full cash reconciliations

  • preparing year-end packs for your tenants.

And if you set up remote access to your system, we can even post all the journals or year-end accruals and raise tenants’ balancing charges.
